Expertise
Tampa Roofing Company is approved by
most major manufacturers because we are experienced in all types of
systems, old and new. This includes asphalt, gravel, smooth surface
glass, granule surfaced modifieds, EPDM, heat-weld PVC, standing seam
metal, coatings and sealants. Because of our wide range of expertise,
we are able to offer the best system specific to each job - rather than
pushing one type of system. Tampa Roofing Company is also able to cost
out each system to see which option is the most cost-effective solution
for both the short-term and the long-term.
Market
In Florida, a large part of the roofing market is hot applied modified
and built-up systems. Many companies cannot do the proper job on this
type of system for several reasons; they may not have the proper equipment
or they hurry the job along with mechanized equipment instead of focusing
on the quality needed to make the roof last for an extended lifetime.
It is is not uncommon for Tampa Roofing
Company to see more than a 20-25 year life expectancy from a built-up
roof. We have been very particular about the products we use and our
methods of application. Tampa Roofing Company has been installing modified
systems since 1979 - including Tampa International Airport's Airside
C (a 10-year black roof installed in March of 1982 with TAMKO
Roofing Products.). Tampa Roofing Company is proud of the fact that
we have never had to replace a modified roof that we originally installed.
Roofing Equipment
Tampa Roofing Company has three fully automatic, low flame tankers allowing
us to bring in all our bulk asphalt directly from the manufacturer.
We set our controls at a constant temperature to produce the correct
amount of heat for proper adhesion and viscosity of the asphalt, resulting
in a more uniform roof. This also allows us to control the amount of
smoke and odor from the hot asphalt. We usually pump directly into insulated
ashpalt carriers to maintain the proper variances in temperature at
the point of application. Tampa Roofing Company does not use mechanized
asphalt dispensers that lay the asphalt down in ribbons, leaving open
areas without proper asphalt coverage. We do not use these dispensers
to run over the freshly applied asphalt because the top wheel leaves
trails of displaced asphalt in its wake, thus causing non-adhesion,
blistering and premature failures.
Mopping Technique
Tampa Roofing Company prefers to hand mop and hand roll. Our people
have been meticulously trained to hand mop and hand roll. Destructive
testing is not common practice anymore because it leaves holes in the
roof. However, the last test cuts made on our
roofs by a roof consultant have shown we have more consistent and better
adhesion on our mopping plys than the multiple test cuts that were made
on similar jobs with mechanically spread roofs. The cost is minor compared
to the extended life of the roof and cost savings from avoiding replacement
of the roof every 8-10 years or so.
Detail Work
Roofing manufacturers publish roof details for their bonded roof systems.
Tampa Roofing Company found the flashing and perimeter metal fails long
before the main portion of the roof (if the main portion was installed
properly). Having made this observation, we add an extra layer of felt
before the flashing and drains are installed, or the final layer of
stripping is applied on the perimeter metal. We try to alleviate the
need for any pitch pans or maintenance items from every roof. Anytime
there are metals on the roof, they will expand and contract and need
to be resealed. Equally, anytime there are electrical penetrations or
lightning rods, they too will need to be resealed every 2-3 years. Tampa
Roofing Company does not use standard roofing cements or "bull" on these
penetrations. Rather, we use more expensive neoprenes and modified cements
for better performance.
On perimeter metal (i.e. gutters, downspouts, gravel stop, etc.), if
copper or stainless steel isn't used, our preference is to use 24-gauge
galvanized metal with Kynar finish in lieu of standard 29-gauge galvanized
metal. Experience has shown the latter type of metal does not hold up
as it did in the past. This attention to detail and experience with
what works and what doesn't, enables Tampa Roofing Company to offer
extended leakproof warranties on items the manufacturer's guarantee
doesn't cover. Many times, warranties are voided because the detail
work fails and causes water intrusion into the bonded roofing system.
Oftentimes, people don't realize roof maintenance is necessary or don't
want to be bothered with having to remember that their roof needs to
be checked, cleaned and maintenance performed. For this reason, Tampa
Roofing Company's customers find their leakproof warranties to be a
great "peace-of-mind" advantage.
